Start with your goal
A buyer who will run a business from the space cares about layout, access and running costs. An investor cares about rental yield, tenant quality and resale demand. Write down which one you are before you view a single property.
Check the numbers
Divide annual rent by the price to find the yield, then compare it with similar properties nearby. Look at lease length, rent escalation and who pays maintenance and taxes.
Verify the paperwork
Confirm clear title, approvals and any pending dues before paying a token amount. A careful legal check costs little compared with a bad purchase.
